Framing

All Dakota blue homes are constructed on-site as opposed to being pre-manufactured, a process many other builders use.  Within our homes we utilize high-quality framing materials and techniques.  These products are selected because they provide superior performance. 

For instance an engineered finger-jointed stud provides less warping and shrinking while holding up to rigorous loads. Correctly sized 2x12 floor joist system is able to control floor bounce avoiding the “springy floor syndrome” and engineered support headers and beams increased performance strength as well as reduce the amount of cut trees in our nation’s forests.  In addition, the sub-floor is first glued then nailed and finally screwed down to eliminate creaking, providing a more silent floor system. When the framing is completed the home is inspected by a third-party, independent engineering inspection firm.

The Roof

dakotablue homes use Owen Corning Pro 30, with a premium 30-year warranty, because each piece of the roof deck is clipped together, making the roof less vulnerable to high wind. 

Additionally, in all of our homes we use a radiant barrier on the roof deck which prevents up to 97% of attic radiant heat gain, keeping attic temperatures significantly cooler and the AC from working harder which translates to savings on your energy bill.
The Exterior

dakotablue homes primarily uses brick and real stone masonry materials on the exterior of homes. On non-masonry locations including eves, soffits and dormers, dakota blue homes uses James Hardie Hardiplank, a rot resistant material providing a 50-year manufacturer's warranty against rotting, warping, and termites.
 
Our exterior Sherman Williams paint is the highest in the industry offering the most durable, longest-lasting coating available.  This manufacturer backed guarantee lasts for as long as you own your home.

Post-Tension Foundations
This design is engineered to withstand the movement found in Houston’s expansive clay soil. These foundations are designed specifically for the site based on the soil conditions found in the project region. After the concrete has been allowed to harden and cure for a week or so, the cables are stressed or pulled into tension holding the foundation in place even if the ground shifts around it. Because we place high value on every Dakota Blue homes foundation an independent 3rd party structural engineer inspects each foundation to ensure proper beam depth, steel placement and cable size based on soil conditions.
Pier and Beam Foundations
Some of the older homes as well as many custom homes in Houston have been constructed with pier and beam foundations. If you prefer a pier and beam foundation, ask us about it and we will be happy to discuss this option with you.

Insulation

As part effort to create an energy efficient home, dakota blue homes adheres to strict insulating techniques that ensure consistent comfort levels through out the home with out the furnace or air conditioner working harder.  An insulation inspection of the home will be done to verify that Energy Star standards are met; the highest in the industry.

  • R-30 in flat ceiling locations
  • R-22 in sloped ceiling locations
  • R-13 in garage and common walls with Tongue and groove R-4 creating a combined R-17
  • Foam seal squeezed around wire, pipes, windows, doors and plates to keep hot areas out of walls.
  • R-6 foil ducts to provide insulated air protected from attic temperatures as it travels from the HVAC unit in the attic to the rooms of the house.
  • Draft Blocking and Hot wall sheathing stop air infiltration in to interior wall cavities from exterior or attic spaces.
HVAC Equipment
The right HVAC equipment means reduced energy usage, decreased humidity and the smell of fresh air. Moisture control. Water that tastes good because it’s been filtered well. Tight construction framing techniques. Attention to carbon monoxide safety. And third party inspections for added quality comfort. It’s a commitment to a better life for our homeowners.
Continuous Soffits Vents and Ridge Vents
Proper attic ventilation is crucial to energy efficiency.   All dakota blue homes contain soffit and ridge vents, which provide more air flow through the attic and out the ridge vent located at most roof peaks. This natural convection technique allows hot air to escape the attic and is found to be more effective than wind turbines or air vents located at the top of the roof deck.
Double-Pane Windows
Because thermal protection is crucial to the comfort of your new home Dakota Blue Homes installs all Double-pane, Low E2 insulated windows.  Many home building companies deemphasize the use of these high quality windows touting little to no benefit.  The advantage of these quality features becomes very obvious when comparing the energy cost savings of homes without them.  Because of ultraviolet light is reduced and out door air temperature is insulated using double-pane, Low E2 windows indoor environmental temperatures are consistent reducing “warm zones” and flooring and furniture fading is dramatically reduced. 
Plumbing
Dakota Blue Homes utilizes Zurn PEX plumbing system the best in the industry backed with a 25-year manufacturer’s warranty.  This system is superior because it provides a clean and healthy way to carry water. This completely sanitary system is a clean alternative from former systems where harmful substances are able to leach into drinking water.  Because the Zurn PEX system is flexible system it is also quieter unlike rigid pipe systems that do not absorb the annoying sounds of water hammer.

The smooth interior walls of the Zurn PEX system create a surface resistant to mineral buildup even to aggressive chemicals like chlorine.   Because the Zurn PEX tubing will expand to up to 300% of its original size it is known as “freeze resistant”  unlike copper or CPVC. Finally because the Zurn PEX system has a greater R-value to copper or CPVC it is more resistant to heat loss which allows quicker delivery of hot water to the faucet.

As a component to the Energy Star , Dakota blue uses high efficiency gas water heaters which decreases gas usage and increases hot water recovery. 

Because we use Moen faucets our plumbing fixtures stand out aesthetically and are long lasting.  By selecting a higher quality faucet Dakota Blue Homes distinguishes themselves from builders who choose plastic faucets or no name brands that tend to leak or break over a short period of time. 
Interior Features
A subtle difference at Dakota Blue homes is the dapper, soft look of hand-textured walls and ceilings. Each home features unique characteristics such as rounded sheetrock corners, arched openings, decorative art niches and sculptured ceiling. These are things that would typically be found in a custom home.

Doors, Cabinets and Trim
